Steps to achieve your ideal EPC score
Energy assessors are not required to officially lodge an EPC (that is to register it with the Government), meaning it can serve as an advisory tool - a dress rehearsal to see how a building would score under current regulations.

Using this model, we can test various “what-if” improvement scenarios, refining the most cost-effective and impactful upgrades to optimise the EPC rating with pinpoint accuracy. Once the ideal improvements are identified, they can be integrated into a refurbishment plan in collaboration with fit-out partners, ensuring practical, budget-friendly solutions.

After the refurbishment, a follow-up building survey is conducted to verify that the agreed changes were successfully implemented. If the requirements are met, the building is issued a new and improved EPC, reflecting its enhanced energy performance.

There may be an upper limit to what a given building can achieve rating-wise vs. reasonable capital expenditure on the part of the owner.

Changes being made to the fundamental metrics of EPCs between the advisory stage and final assessment are a small risk - though these are normally well sign-posted and we keep well abreast of all technical developments it remains a remote possibility.

Things can (and do) occasionally go awry during the fit out stage and we can't be held responsible for pragmatic decisions made on the ground by third parties.
