Targeted insight to achieve specific EPC results

If you are planning a refurbishment it is now possible to achieve a desired EPC outcome for your building through collaboration between ourselves and your fit out company.

With over a decade of prior experience in the London office fit out industry it was a natural progression for us to combine our expertise in energy performance with the process of refurbishing commercial buildings. 

 

From our earliest surveys landlords and tenants alike wanted to know how they could achieve specific EPC results for their spaces given future regulatory changes and in order to make savings on their standing overheads. Whilst EPCs already come with computer generated recommendations for energy savings - they lack nuance and a real world understanding of the building in question.

How to achieve your ideal EPC score

There is no requirement for energy assessors to lodge an EPC (the process of officially registering it with the Government) it can in fact be used as an advisory tool - a dress rehearsal for what a given building would hypothetically score today.

 

This building model can then be war-gamed through an exhaustive cycle of 'what-if?' improvements until the most cost-efficient and impactful changes are identified with the resultant EPC score highlighted with pinpoint accuracy.  These material changes can then be specified and agreed with fit out partners to be incorporated into a refurbishment. The collaboration at this stage is key as the fit out partner may flag practical, budgetary or other restraints on the suggestions made.

 

Following the refurbishment works a follow-up building survey takes place to gather evidence that the changes were successfully implemented as agreed and the new improved EPC can be issued.

Compared to a level 3 or 4 EPC the level of accuracy a Level 5 EPC provides means that for the majority of buildings a substantial uplift in EPC score will be seen. It is also entirely possible to have a level 3 or 4 assessment made using the DSM software as again the accuracy often leads to a better EPC result and many landlords seeking the highest possible rating for their asset elect to do so. As the commercial property market moves in an ever-greener direction and the commercial benefits become more tangible we are seeing more and more requests for this level of assessment.
